Who can qualify
This promotion is offered by Live at Flow Limited, trading as Flow Living, company number 13233706, registered office: Universal Square Building 5, 5th Floor, Devonshire Street North, Manchester, M12 6JH.
The offer applies only to eligible Flow Living accommodation in Sheffield. It does not apply to Bradford, Canterbury, Coventry, Preston, Sunderland or any other city.
Before you sign your tenancy agreement, the Flow Living team must confirm in writing that the offer applies to your particular room and tenancy. Your confirmation will identify the room, tenancy start date, qualifying period, 12th-month dates and the rent credit. Ask for this confirmation before relying on the offer when choosing your home.
Normal application and occupancy requirements continue to apply. Short stays that cannot continue into a 12th consecutive month do not qualify, including Station Yard stays restricted to periods outside university term time.
Your qualifying stay
- You must have moved in and completed at least 11 full consecutive months of residence under the qualifying tenancy before receiving the benefit.
- You must continue to occupy the eligible accommodation under that tenancy during the 12th month.
- The qualifying period runs from the agreed tenancy commencement date, provided you have moved in. Ordinary holidays or temporary absences do not interrupt residence if the accommodation remains your home and the tenancy continues.
- Each month is a calendar month measured from the tenancy start date, not four weeks. Where that date does not exist in a later month, the last day of that month is used.
For example, a qualifying tenancy starting on 15 October reaches 11 completed months on 15 September the following year. Its 12th month runs from 15 September to 14 October.
This is a condition for earning the promotional credit, not a minimum tenancy term. Your statutory rights to give notice and end your tenancy remain unchanged.
Payment requirements and withdrawal
Every rent instalment due during the first 11 months must be paid in full by the due date in your tenancy agreement, or a revised due date agreed with us in writing before that payment becomes due. Your rent account must be fully up to date, with no outstanding rent arrears, when the credit is assessed and applied.
A late or missed rent payment, or outstanding rent arrears, means you have not met the payment conditions and the offer will be withdrawn, subject to the review below and your statutory rights. Paying overdue rent later does not automatically reinstate the offer.
Before withdrawing the offer, we will check the payment record, explain the reason in writing and give you a reasonable opportunity to provide evidence of an error or relevant circumstances. An incorrect account entry, a payment we failed to collect correctly, or compliance with a payment-date change agreed in advance will not be treated as your default.
Any withdrawal must be lawful, fair and proportionate. We will consider circumstances outside your control and any applicable legal protections. We will not use this condition to impose a prohibited payment or an unlawful penalty.
If the offer is validly withdrawn, the normal contractual rent remains payable for month 12. Withdrawal does not itself end your tenancy, create an additional administration fee or remove your rights to challenge the decision. Contact us promptly if you believe your payment record is incorrect or you are having difficulty paying rent.
How the rent-free month works
Once you have met the conditions, we will apply a credit equal to the contractual rent attributable to the 12th calendar month of the qualifying tenancy. The team will confirm the amount and revised payment position in writing.
The credit is applied to your rent account for month 12. It is not a reduction in the rent due for the first 11 months, cannot be used to clear earlier arrears and is not paid as cash. Do not stop or reduce a payment before receiving the written account adjustment. If rent for the qualifying period has already been collected, we will correct the account and return any resulting overpayment rather than retain it unnecessarily.
Only accommodation rent is covered. Utilities or services already included within that contractual rent remain included. Separately charged utilities, parking, optional services, deposits and other amounts lawfully due are not covered. In particular, utilities at Division House are arranged separately.
One 12th-month credit is available for the qualifying tenancy. This is not an annually repeating discount. Any combination with another promotion must be confirmed in writing before you sign.
Leaving or changing rooms
If your tenancy ends or you stop living in the accommodation before completing 11 full consecutive months, you will not have earned the credit. There is no cash alternative for an unused future rent-free month.
If you qualify and your tenancy lawfully ends during month 12, the credit covers only the rent lawfully due for the part of month 12 before the tenancy ends. No rent is charged merely because you give valid notice or exercise a statutory right.
If you wish to transfer rooms, ask us to confirm in writing, before the transfer, whether the offer and completed qualifying period will carry over. We will not remove an earned benefit because of a move required by us. Any revised credit will reflect the contractual rent for the eligible accommodation occupied during month 12.
These terms do not replace your tenancy agreement, our cancellation policy, or your statutory notice rights.
Availability and existing offers
The promotion is available for eligible Sheffield accommodation while advertised, subject to room availability. There is no fixed closing date currently advertised. Any room-specific availability or acceptance deadline will be made clear in your written offer before you commit.
We may close the promotion to future applicants or change future offers. Changes will not retrospectively remove or reduce an offer already confirmed to you. The written terms supplied when your offer was accepted will continue to apply, except where a change is required by law or agreed with you.
This page governs offers made under these terms from 8 October 2026. It does not retrospectively withdraw a rent incentive previously agreed for another city or replace more favourable terms already agreed with an existing resident.
Your rights and questions
Nothing in these terms restricts your statutory rights, permits an unlawful fee, or makes an unfair contractual term enforceable. An assured periodic tenancy is not converted into a fixed-term tenancy by this promotion. Your right to seek independent advice, use a complaints process or take a dispute to a court or tribunal is unaffected.
These terms are governed by the law of England and Wales. Any mandatory consumer protections and rights to use a court or tribunal with jurisdiction remain available.
